Selling Process

Consultation with Agent
Initial consultation will include a tour of your home and discussion of your expectations, goals and timeframe. 

Comparative Market Analysis
After touring your home recent homes sales in your neighborhood and surrounding area will be studied to determine a range of market value. This information will help to determine a list price.

Home Preparation
Assist with the pre-marketing preparation to help you maximize your home’s appeal. Provide referrals if needed, and help coordinate painting, staging and other prep work to help make your home market ready.

Develop Marketing Plan
Your home will be featured on townhouselife.com and exposed through national websites (such as realtor.com, google, zillow), , and advertised locally (Seattle Times, craigslist.com), with professional photography showcasing your homes best features.

On the Market
Your home will be input into the NWMLS and a keybox will be installed. We will hold broker’s open and public open house the first week to provide maximum exposure to both agents and general public. Your agent is your eyes and ears in the marketplace.  We will keep you updated weekly with agent feedback and changes in current market conditions.

Offer
Personally represent your financial best interests and protect you contractually.

Negotiating for your best interests, keeping you informed through each step while finding creative solutions for every obstacle.

Mutual Acceptance
When a mutually agreed upon contract occurs, we will coordinate escrow and stay in continued communication with selling agent, lender and escrow to ensure a smooth transaction.  Buyer’s earnest money will deposited at this time.

Sign Closing Documents at Escrow
This will be done several days prior to closing. Your HUD statement will be reviewed to make sure the financial obligations of the contract have been followed.

Transaction is Closed
Title is transferred to buyer’s name.  We will coordinate key transfer with selling agent and buyer and help to ensure a smooth transition throughout the sale of your home.

Buying Process

Meet with lender     
This will determine how much house you can comfortably afford and determine down payment.

Initial Consultation with agent
Come prepared with your wants and needs in your new home.  Documents involved in a purchase will be reviewed with you.  We will discuss expectations for your home search.

Home Search
A tailored home search will be created for you.  We will preview properties and then coordinate to meet with you and show those that meet your needs.

Make an offer
A market analysis will be done to help determine your offer price. Facilitate writing your offer and use our market expertise to skillfully negotiate the best possible price and terms for you.  We will represent your financial best interests and protect you contractually.

Mutual Acceptance
When a mutually agreed upon contract occurs, we will coordinate ordering title, escrow and stay in continued communication with listing agent, lender and escrow to ensure a smooth transaction. Earnest money will be deposited at this time.

Inspection & Loan Appraisal
We will help coordinate and attend inspection.  Come prepared with any questions you may have for inspector on day of inspection. Any inspection issues will be negotiated on your behalf. Loan appraisal will then be arranged and attended by your agent. 

Financing finalized
Proof of insurance will need to be provided to your lender.  Loan will be approved by underwriting. 

Sign closing documents at Escrow
This will be done several days prior to closing.  We will attend closing with you to address any questions, should they arise.  You will bring a cashier’s check in amount of monies due for down payment at this time. 

Transaction is closed
Title is transferred to your name. We will coordinate key transfer with seller and listing agent. 

Possession
We will meet with you to deliver keys so you will be able to move into your new home!

Post-Closing
Questions typically come up once you’ve moved in.  We are here, committed to assisting you throughout home ownership.
